Came to this IHOP twice while on vacation in Charleston. This is a very nice and clean IHOP. There's plenty of seating, so there was no wait to be seated. Service was good. Food was typical IHOP (which is a good thing).

This place is disgusting! I almost walked out before I even got seated. The smell as you walk in the the door was repugnant. Whoever manages this place should be fired. Food and trash on floor, Sticky tables and seats. And did I mention the smell? With the eating area in this state of disarray, I could only imagine how the kitchen looks.

Terrible experience! My boyfriend and I waited about 30 minutes for our breakfast. I only got a waffle that was supposed to be topped with vanilla cream, fresh blueberries and strawberries, strawberry sauce and finished with powdered sugar. The waffle did not taste well, actually even the one I had at the Best Western was better. There were no blueberries. Instead of strawberries, I got overcooked raspberries and sauce. No powdered sugar as described in menu. Vanilla cream tastes more like a sour creme cheese based mixture. The taste was so aweful, I had to remove it from my waffle. I am actually stupid to not have given the whole plate back... And charging $8 for that is a joke! Also when our food arrived we still didn't have silverware and had to ASK for it. I won't go to IHOP ever again!

Staff was nice, outside was nice and updated. But when you get inside it smells like a locker room (it's really bad). The food was so so. The tables are all sticky and greasy. The windows inside have fingerprints all over. The outside of the coffee containers seem dirty. This place needs a serious deep cleaning. God knows what the kitchen looks like.

Ordered a Belgian waffle and a cup of tea and my partner ordered a stack of hot cakes that took more than 30 minutes. Tea was cold when we left. Bad service! Try another location if you are black and intend to eat. No black looking for a timely meal, Lonta!

On 4/28 we brought my mom here for birthday breakfast and ants were all over the table. They did give us our meals free but are they not cleaning their syrup containers & tables? There is no reason for ants to appear if they are following sanitary procedures. Decided to never eat any IHOP again after visiting this same one in June for dinner and our server was very unprofessional. We went out to eat for quality service not to wait around for 20 mins to give our drink order, ask for one drink and get another and then wait 30 mins for our tickets....Try doing reference checks on your employees.

First time to this IHOP location. The floor was covered in trash and food, the tables were reset and not properly cleaned. You would think scrambled eggs would be impossible to mess up aside from burning them. It was as if they were making over hard and realized their mistake last minute and tried to scramble what they could before sending it out to the table. Overall terrible experience. Two stars for the iced coffee being the only redeeming quality.

Came here for breakfast since all other places are either packed or not open yet. short wait and got our table at the corner. Waitress (her name starts with V)seems a bit not happy to see us, she is giving us that I have to serve you because you are in my section kinda attitude. meal was great, came out after short wait since there were lots of ppl. overall a ok experience, if the waitress were bit nicer and more attentive then it should be a 5 star! she didn't came to our table to check on us at all and the second time she came by to drop off the check and that's all. didn't say thank you or anything. anyway avoid her section if you can or maybe she was just having a bad day.

After a long day of drinking at the beach... why not breakfast at 11:30pm?? Great idea.... but it ended with a not-so-great execution. This IHOP is located near the Tanger Outlet Mall in North Charleston. When we first arrived, it did not appear to be too busy. The parking lot was not full and you can see inside the windows to some empty tables. It took a while to get seated, but when we did, they stuck us in the back corner and I believe they didn't tell our server that she had a new table. After a while some other guy came up to get our drinks, but "just drinks"... at that point we were ready to order food and go home (tiredness set in and it was also FREEZING sitting underneath a air conditioning vent in the worst corner ever. Great if you want privacy, not-so-great when you want service. Turns out our waitress just had finished with a large party of (15) or so folks... she was definitely irritated. We actually went to the hostess stand to drag someone back to start taking our order, and then our actual waitress came to our table right when the other girl was finished writing it... super awkward. I probably ate some saliva that evening, but we just ate, paid, and got the hellz out.

I enjoyed the food but the customer service left a bit to be desired. It was slow and I had to ask for simple pleasures. I wouldn't mind if I wasn't the only person in the restaurant. I'm not saying not to get some IHOP but maybe try a different location.

This place only gets a star for its location - that's it! There are plenty of other places to eat in the area so SKIP this one! Pancakes fell apart - like a biscuit! Can you say - heat lamp?!? I asked for fresh ones and I got a new plate of heat lamp fried pancakes. I ordered spinach tomato hollandaise omelete and it was crispy and paid for it twice - once at the cash register and once in my toilet! Went to pay and our waitress couldn't figure out splitting the bill. Then TWO managers came up and proceeded to tell me their policies. I informed them that I was the customer and it is not necessary for me to know the policies, just to eat and pay. The one lady manager proceeded to embarrass our waitress instead of teach her...15 minutes later - I paid the bill. A few hours later - I got a return visit from my crispy omlete.

Newer than the other IHOP's in Charleston, staff were wonderful. We were sat as soon as we walked in. We had 5 kids with us for breakfast before church. The kids enjoyed the food and so did my husband and I. The bathrooms were clean.

There is a server at this restaurant they call Miss Margaret. She is amazing! She makes you feel like you're sitting at your mama's kitchen table. What a great employee!

Stayed in the area on business and IHOP was nearby. The food was the same as one would expect in any IHOP, but the waitress really made my day. She clearly enjoys her work and it shows. It would be hard to find anyone nicer and more helpful anywhere. Unfortunately I did not get her name but she did get a very nice tip. I would definitely go back.

Horrible - I don't review businesses unless they are either really bad or really good. Unfortunately, my experience was not the latter. It was 45 degrees outside and as soon as we sat down at the table, they blew the A/C like crazy. Even the waitress said "oh man it's freezing over here" and did nothing about it. Women's bathrooms were DISGUSTING...I looked at their cleaning checklist and it had been cleaned 3 days prior. It was supposed to be cleaned everyday several times a day. The waitress hardly checked on us and the food was not very good. The staff were lazy, sorry to say. The waitress took forever and when we wanted to pay we waited so long that we went up to the front and some waiter said we had to wait for our waitress to handle the bill. When she came, she hovered over my boyfriend, watching what he wrote down for the tip. He felt awkward and ended up giving her a bigger tip than he wanted to, which I think was the whole reason she was did that anyways. We will not be returning to this location - we might even skip another special late night meal. It's all crap food for you anyways :)
